What is a building cooperative?

A building cooperative is a sustainable form of company registered in the cooperative register for the creation of good and safe living space. It builds, finances and manages apartments for its members. The main task is to promote the members by providing affordable housing (performance relationship). This means that the focus of economic activity is not on the return, but on the long-term satisfaction of the members.

The cooperative principle

The basic principles of a cooperative are self-help, self-administration and self-responsibility. The cooperative consists of its members and is a very democratic form of company. The primary purpose of the cooperative is to promote its members by ensuring good, safe and socially responsible housing. For this purpose, the housing stock is adjusted and managed according to the needs of the members.

Bodies of the building cooperative


There are three organs of a cooperative:

- the assembly of members or representatives
- the supervisory board and
- the board of directors.

The members elect representatives; Representatives elect the supervisory board, the supervisory board appoints the management board and the management board employs the employees of the cooperative.

The building cooperative Kulmbach has 53 representatives, nine members of the supervisory board and two members of the management board.
