I am looking for an apartment - what do I have to do?

 

The basis is always our apartment application. You can find this form on our homepage (Downloads).

Of course, the application is also available from our office at Georg-Hagen-Straße 24 in Kulmbach. Please fill out this form completely and send us the documents as soon as possible. You will then be included in our prospect database. With the help of the application, you can tell us your wishes most easily and we can, if necessary, make you a suitable offer right away.

 

How long do I have to wait for an apartment offer?

 

We currently have a very large waiting list. The demand is currently significantly higher than the supply that we can make available to you. So you need to be patient. As soon as we have a suitable apartment for you, we will contact you and arrange a viewing.

 

I like the apartment - what are the next steps?

 

We will arrange an appointment for the signing of the user agreement as soon as possible. After the signatures from both sides on the respective forms, nothing stands in the way of the upcoming usage relationship.

 

Is there a deposit or what are the cooperative shares?

 

There is no deposit with us! A usage relationship with us is always tied to membership of the building cooperative Kulmbach und Umgebung eG and the associated subscription of at least two cooperative shares with a total of 800 euros as well as the payment of a one-off admission or processing fee of 15 euros. The main differences to a normal deposit are that you become a member of the cooperative and thus also a shareholder in the company with the paid-in cooperative shares. In comparison to the deposit, the amount of the minimum shares is stipulated and always the same, a dividend is paid out annually on the shares according to the corresponding resolution of the meeting of representatives and longer notice periods apply. The amount of the shares depends on the size of the apartment or the number of rooms in your future apartment.

 

 

1-room apartment = 2 shares in the amount of 800.00 euros

2-room apartment = 3 shares in the amount of 1,200.00 euros

3-room apartment = 4 shares in the amount of 1,600.00 euros

4-room apartment = 5 shares in the amount of 2,000.00 euros

5-room apartment = 6 shares in the amount of 2,400.00 euros

 

 

What is a housing entitlement certificate?

 

For publicly funded apartments, a residence authorization certificate must be applied for from the city of Kulmbach or the Kulmbach district office when signing the usage contract. This depends on income and the size of the apartment. If the criteria for issuing the residence entitlement certificate cannot be met, the competent authority can check in individual cases whether an exemption can be granted and whether it is still possible to rent the apartment. When will the keys be handed over?


If the usage contract has been signed, we have a SEPA direct debit mandate and the start of the contract is imminent, you will receive a handover date from us. With this we will give you all the keys belonging to the apartment as well as the confirmation of the accommodation provider, which is necessary for registration at the registration office. In addition, the condition of the apartment is precisely recorded in your presence and any outstanding defects are noted. The cooperative shares must have already been paid up by the handover date. If you want to measure the apartment before the start of the rental, this is of course possible.

 

Do I have to register my electricity or gas with the provider?

 


When the apartment is handed over, the current meter readings are noted. In any case, you have to register with your electricity provider and agree on a contract for an advance payment. If you have single gas stoves or gas floor heating in your apartment, you also have to register yourself with a gas provider. If your apartment has gas central heating, you pay the rent to us with the rent, you only have to register with your electricity provider.
