Start of Refurbishment in the Hardenberg block

Extensive modernization work is taking place in the Hardenbergblock (Goethestraße, Hardenbergstraße). The aging gas central heating system is being replaced. In the course of improving the energy efficiency of our buildings, we will install new heat pumps for heating the property. For peak loads, a new gas condensing boiler will function. In addition, the attics and basement ceilings will be insulated. Vacant residential units have already been undergoing high-quality modernization for years. The modernization work is to be completed in the course of next year. Over 150 residential units will benefit from the refurbishment.


Mitgliedertreffen der Marketinginitiative in Koblenz

For the first time ever, we traveled to Koblenz for the members' meeting of the "Marketing Initiative". Here, there was an annual exchange of experiences among the members and the Best Practice Day. This time we were guests of the housing cooperative Modernes Wohnen Koblenz eG. We exchanged views on current topics in the housing industry. What characterizes contemporary living, how can mobility concepts be meaningfully integrated into urban neighborhoods - and what do these concepts look like? How can sustainable, climate-friendly and promising energy generation be implemented and (to what extent) are housing cooperatives pioneers in this field? We were pleased about many interesting lectures and a lot of inspiration and input! The meeting in Koblenz was very inspiring, especially the exchange with members of the housing industry from all over Germany. We have decided to hold the next meeting next year in Kulmbach, to which we already cordially invite all members of the "Marketing Initiative". The meeting is scheduled to take place in May next year.


Update on the new building at Hollergasse 29

The construction work for the completion of our new building at Hollergasse 29 continues to progress. After the necessary ground work, the construction company is currently in the process of creating the basement rooms. The shell should be completed in the fall.Neuer Text

New building at Hollergasse 29 started

Things are finally getting underway! The construction project at Hollergasse 29 is starting. 22 new apartments are to be built here on the site of the houses Am Rasen 2 and 4. The demolition work already took place last year, and now things are really getting underway. After the new buildings in Hollergasse 5, 7 and 27, Hollergasse 29 is already the fourth new building project within six years. Three large three-room apartments and 17 two-room apartments and one one-room apartment are to be built here over the next two years. In this project, too, we have a high quota of socially subsidized apartments.


The furnishings will be the same as in the other new buildings in Hollergasse. For example, all apartments have underfloor heating, a smart meter system, electronic blinds, an elevator and a balcony or, on the first floor, a terrace. A roof terrace with a beautiful view of Kulmbach is also planned.

Dear tenants and members,



do you also have the feeling that this year has flown by again? The end of the year is approaching, which is always the time for us to look back a little on the past year.


We don't know about you, but we can still look back on a very difficult year. The Corona pandemic was a constant companion in 2022 as well, then the Ukraine war that started in February and has kept the world on tenterhooks until now, the rising energy costs and the high inflation rate, issues that not only concern us but almost the whole world. The world is changing and this change affects us all.


The climate debate affects us enormously and is an immense challenge for us. It can only be mastered - if at all - with good climate strategies. We have been taking care of our housing stock for years and try to create solutions for our properties. The classification of the houses into the respective energy efficiency classes plays a major role in this. The goal is to get our houses into a "reasonable" energy class. Houses in the poor classes G and H will not be allowed to be rented or sold after 2030. Years ago, we already made strategic decisions to also sell properties, as refurbishment would not have been possible for these houses, or would have been difficult.


But there is also good news! After Hollergasse 27, 5 and 7, Hollergasse 29 will be the fourth new building of BG within the last few years. 22 apartments, 18 of which are socially subsidized, will be newly built on the site of the houses Am Rasen 2 and 4.


Despite difficult conditions, we again succeeded in extensively refurbishing more than 60 apartments this year. In recent years, we have brought more than 600 apartments up to standard.


Despite some negative forecasts for the future, we will continue to tackle the coming year with commitment and stick to our course.

Information for Ukraine Refugees

Due to the war in Ukraine thousands of people have to flee their home country. An article was published in the Bayerische Rundschau on 25.03.2022, which is a good help for all refugees. Which authorities do I have to register with, where can I get insured, where do I apply for funds or where can I get vaccinated? .... and so much more!


The two board members look back into the past year!

The year 2021 was also strongly influenced by the corona pandemic. Joint meetings with our tenants were again only possible to a very limited extent. It's a good thing that at least our representative meeting in the Kulmbach town hall could be held in a face-to-face event under the strictest hygiene measures. But there was nothing more! Our planned 100 year celebration and many other activities could not take place in 2021 either. But we are very confident that this tenant festival can still take place. However, it is currently difficult to make a time forecast because we still do not know how the pandemic will develop.


 


There are a number of larger projects coming up next year. The construction of Hollergasse 29 is to be started, and the planning for a new building at Breslauer Straße 7 is also to be pushed ahead. The houses at Am Rasen 2 and 4 and the house at Breslauer Strasse 7 are already empty and will be demolished. Housing is urgently needed in Kulmbach, we currently have almost 250 applications from interested parties who are looking for apartments. There is construction going on in Kulmbach, but no or very few subsidized apartments. With regard to the university in Kulmbach and the associated increase in students, affordable housing is urgently needed in Kulmbach.



There is also a small glimmer of hope when it comes to Blaich. There have now been joint talks with the city of Kulmbach and the government of Upper Franconia. All parties are interested in creating living space in order to be able to release the tentionof the housing market in Kulmbach. We continue to fight for the "Project Blaich".

IVV-Roundtable "the future of measuring services" on 16.06.2021



On June the 16th was our chairman Udo Petzoldt a gest at the IVV-Roundtable “Future for the measuring services”. Together with the IVV-head editor Thomas Engelbrecht as for four other experts form the housing economy system thematized inter alia the management of  digital usage data , the rollout of intelligent measuring systems as well as the potential energy saving through monthly usage information.




Hollergasse 7 ready for occupancy in February

Hollergasse 7 was handed over to its tenants on February 1st, 2021. The final spurt in the last few months was anything but easy. The corona pandemic also had an impact on the construction project at Hollergasse 7. Nevertheless, we made it and the tenants can look forward to 18 ultra-modern apartments in this further new construction project in the estate. Eleven of the 18 residential units are social housing. Features of this new building are barrier-free apartments that can be reached with an elevator, underfloor heating, balconies and terraces, a smart meter system in the apartments and a roof terrace that invites you to linger and guarantees a wonderful view of Kulmbach.

Gerhard Götz is the new chairman of the supervisory board of BG

The representatives of the building cooperative Kulmbach und Umgebung eG decided at the virtual meeting of representatives on November 25th, 2020 to increase the number of members on the supervisory board from four to nine people.

Modern living space for all generations!

After Hollergasse 27 and Hollergasse 5, the new building at Hollergasse 7 is already the third new building project of the building cooperative Kulmbach und Umgebung eG within three years. 18 ultra-modern apartments with a high technical level will be ready for occupancy from February 2021. Apartment sizes between 50 and 88 m² of living space offer living space for all situations.

So that people of all ages can cope with everyday life independently in their familiar environment, JAZ-Young and Old have founded eV together. This network brings people together who support each other.

For older people, good social contacts and communication mean an important part of the quality of life. Many would like a contact person for problems in everyday life or someone with whom they can exchange ideas. At the same time, the elderly are valuable advice for younger people and convey life experience and tradition. The JAZ would like to set impulses for communication between the generations and thus sustainably consolidate cohesion. Networking young and old, people with and without a migration background as well as people with and without disabilities opens up new opportunities.


Members can relieve themselves financially by exchanging services with one another or by helping them save a credit that they can use themselves later if they need support. By organizing assistance, the network works to ensure that senior citizens and people with disabilities can live independently in their familiar surroundings for as long as possible. We look forward to working with the JAZ in Bayreuth!
